General Business
- Board packs were delivered electronically
this month. Janine and Dennis
both prefer to receive them in printed form, so it was agreed that for now
we will receive them in both forms, but the printed copies will be mailed
instead of hand-delivered.
- Greg feels that our balance sheet is in good
shape. He made a couple of
observations:
- Our engagement with Schwindt is for a
monthly review, which is not as rigorous as an audit would be
- Our accounting is done on a cash basis,
rather than an accrual basis, which leads to occasional negative months
for the 411 when money is not coming in.
- Insurance Audit – letter from Rich Vial was
discussed, but no decisions were made.
Ongoing Business
- ARC Violations list – asked to have the date
the violation was first noted added to the list
- Made several corrections to the letter,
including asking that our website be listed instead of NWCM’s. Decided we should have a welcome
letter from Scott in the pack as well as the more “boilerplate” letter
from NWCM.
- Status of bids:
- Entrance sign – asked for one or two more
bids. Board voted to specify
10” letters (the current 12” letters will not fit) and to remove the “At
Orenco” that is currently on the sign, by unanimous vote.
- Roof cleaning – still awaiting bids
- Townhouse painting – not clear exactly what
is included in the current painting bids. Need to find that out, and also asked for another bid.
- Nest removal and cleanup – still awaiting
bids
- Neighborhood Watch sign purchase – no
update
Committee Reports
- ARC – the letter to go out on
satellite dish violations is being rewritten by the committee.
- LSC – Krishna has added Greg to
the LSC Yahoo group.
- Neighborhood Watch – no meeting
in December, so nothing to report.
- Government Affairs – new developments on 231st
are custom homes on one side, Legend homes on the other. “Available” sign in the Goddard
School parking lot refers to a one-story office building that will be
built along the stream at some point in the future, after all the space
has been pre-leased (this is expected to take quite a while).
- Social/Newsletter – working on new
newsletter layout, hope to have a proposal at the February meeting.
- Website – the website has been moved, and we
hope to have forums up and running soon.
- Pet – the survey has been prepared and will
be distributed soon. Data
will be presented at the February meeting.
Open Forum
- Dave Richardson requested that the speed
monitor, which was only on Orenco Gardens Drive for a day or two, be
brought back for a longer stay.
- Someone whose name I didn’t catch (sorry)
requested a stop sign on Alder, at the intersection of Alder and Orenco
Gardens Drive
