New Board Member
- Dennis nominated Greg Pawson, who was
elected by unanimous vote to the position of Treasurer.
General Business
- No board packs were received from NWC this
month. The reason given was
that since they have no bids to deliver to us there was nothing to include
in the pack.
- We hired Schwindt (our CPA firm) to do the
November financials due to our lack of a Treasurer, and the board decided
to continue doing this at least until Greg gets up to speed, and possibly
indefinitely.
- It was decided (by unanimous vote) to hire
Scwindt to do our 2005 year-end audit and financial statement.
- Insurance Audit – preliminary findings show
that the developer, West Hills, was not billed by NWC for the money they
should have been paying into the 413 association (the Rowhomes) prior to
turnover. We will be discussing
this with our legal counsel (Rich Vial) to determine who we can collect
from and how best to approach it.
- The board discussed the top five priorities
for our HOA in 2006.
Tentatively, they are
- Search for a new property management
company
- Be more responsive to community maintenance
items
- Wrap up the rowhome insurance audit
- Be more aggressive with ARC violations
- Fiscal discipline
Committee Reports
- ARC – no status. No new applications or updated
violations list received from NWC.
- LSC – Greg is the new LSC
liaison.
- Neighborhood Watch – they are recruiting
more block captains, and want to have the Hillsboro Police Department come
to the March board meeting to give a presentation and answer questions
from homeowners.
- Government Affairs – nothing to report.
- Social – nothing to report.
- Website – still trying to get the website
moved.
- Pet Owners – working on a pet owners survey
for the discussion, which has been moved to January to allow more time for
the survey.
Ongoing Business
- The flagpole removal proved to be too
expensive, so we have just taken the old Arbor flags down.
- The pavilion/gazebo roof cleaning and
changing the entrance sign to say Orenco Gardens are both in progress and
work should start soon.
- We are still waiting for bids for our other
maintenance issues – townhome painting and a gutter cleaning/bird nest
removal issue. The board
decided (unanimously) to seek bids on this work ourselves.
- Scott presented the first drafts of the
documentation for the board he has been working on – a 2006 master plan
and a “month in the life” document to illustrate what should happen and
when.
Open Forum
- Suzanne Jones reports trouble with speeders
near Dogwood and 61st Streets, probably commuters cutting
through our development.
Would like to see us put in one of those radar “your speed is”
signs, or at least some signs reminded drivers that the speed limit is 25
MPH.
- Karen Alexander-Brown – has reported a
flickering street light to NWC several times with no response (was told by
other meeting attendees that she can call PGE directly). She also would like to organize a
community window cleaning project for the rowhouses to hire a company to
do a group of them, because they have found it difficult to find any
company that will do it.
- Dave Richardson felt that the board should
move the rowhome insurance audit to the number two spot on their priority
list. It was originally at
number four, and is now at number three as listed above.
