Landscape Committee Meeting

1)    Called to Order 10:40 am

2)    Attendance

a)    Present: Barbara, Cynthia, David, Dylan, Krishna, Paula

b)    Absent: Christina

3)    Approval of Minutes

a)    Minutes from the previous meeting were reviewed and unanimously approved.

4)    Budget Review

a)    Contract for 2005 is already set, need to learn what we can to prepare for 2006 negotiations

b)    Reviewed landscaping budget for each separate account (common & each house type), found some issues/questions:

i)      Flowers by entrance sign: Price seems reasonable if they are changed 3 times per year, need to check that they are, also that they are done at proper times.

ii)    Irrigation repair: Seems high, need more detail from Showplace to determine whatÕs happening. Try to determine if some from 2004 was builderÕs fault, also if some is ShowplaceÕs fault (careless mowing, etc.)

(1)  Long term goal: study options for replacement/upgrade of irrigation system.

iii)   Pest control: Nothing in budget, will need mosquito pellets in wetlands or else could have big problem later.

iv)   Weed control/plant health: Some budget for drainage, but that may be builderÕs responsibility. Nothing for aeration and weedgrass treatment, maybe try to switch money from drainage or elsewhere in budget.

v)     Plant replacement: 1 year warranty on plants sold in OR, even though nurseries donÕt like to admit it, so we shouldnÕt be paying for replacement of anything less than 1 year old. Also, if due to drainage problems, then builder may be responsible. In general, need to know what plants are being replaced and why, may have to charge individual homeowners if they are causing problems. Also need to keep track of what plants are being replaced with.

vi)   Rowhomes have extremely high sprinkler maintenance budget: why?
